Most Chicago lots sit on soft blue clay with old brick and concrete buried in the fill. We clear out the debris, build on compacted stone and set grades to the inch.
Site prep in Chicago starts with soft ground. Below the topsoil and old fill, most of the city sits on blue lake clay that holds water and gives under a heavy load, so pads and footings often need the soft layer dug out and replaced with compacted stone. On older lots we also find buried brick, ash, concrete and foundations from earlier buildings, and those come out before anything new is built.
Grading on a flat Chicago lot is about inches. There is very little fall from the house to the alley or the street, so the grade has to be set carefully to send water away from the foundation and the basement stairwell. We set elevations with a laser, slope the ground away from the walls and shape gangways and side yards so water reaches the alley, the street or a drain instead of the basement.
Erosion control goes in before grading on any sizable site, with silt fence, inlet protection on nearby sewer grates and a stone entrance for trucks. Mud tracked onto city streets or into catch basins is a problem the city watches for. Projects that disturb one acre or more need coverage under the Illinois EPA ILR10 construction stormwater permit. Smaller city jobs still need inlet protection on the nearest catch basin.
Site prep & grading in Chicago: common questions
Why does my new patio area need stone under it?
Chicago clay is soft and holds water, so a compacted stone base keeps patios and slabs from settling and heaving.
Can the old dirt be reused?
Clean soil can often be reused for grading. Soil mixed with brick, ash or debris is hauled away.
How much slope does a yard need here?
The local code and the site plan set it. The ground must fall away from the house and keep falling to an outlet, and on flat lots that takes careful work.
